This provides a Clear Snapshot of Current Supply Conditions and Prevailing Rental Trends in the Residential Sector.

Landbank Analytics has released its latent analysis of Cyprus' Apartment Rental Market, Revealing Availability and Asking Prices by District as July 2025. Platforms and Outline Average Asking Rents According to Apartment Size.

The Analysis Underscores Notable Regional Differences in Both Supply and Pricing, Says Andreas Christophorides, CEO of Landbank Group.

“July Falls Within The Peak Rental Demand Period, which Explains the Reduced Number of Listings Across Cyprus --Just 1,390 Available Apartments. For Comparison, A Similar Analysis Conducted in January Showed 3,257 Units on The Market.

With 1,013 Apartments Available for Rent, Limassol Stands Out as the District with the Highest Supply. It is followed by Nicosia (191 Units), Larnaca (128), and Paphos (54). The Free Area of Famagusta Has the Lowest Supply, with only 4 Available Apartments.

Limassol Continues to Command the Highst Average Asking Rent, Reaching € 3,057 Per Month. In Contrast, More Affordable Options are found in Paphos (€ 1,492), Nicosia (€ 1,371), and Larnaca (€ 1,277), Reflecting Regional Differences in Demand and Property Supply.

Nicosia

The capital is characterized by a Balanced Distribution of Rental Apartments, with the Highest Availability Among Two-Bedroom Units (90) and Three-Bedroom Units (63). There is More Limited Availability for One-Bedroom Units (30) and Four-Bedroom Units (8).

Average Asking Rents:

One-Bedroom: € 1,070 Two-Bedroom: € 1,150 Three-Bedroom: € 1,823 Four-Bedroom: € 1,433

The Higher Rent for Three-Bedroom Apartments May Reflect IncreaSed Demand From Families and Students Seeking Shared Accommodation.

Limassol

Limassol Offers the Widest Variety and Largest Volume of Rental Apartments. The Majority Are Two-Bedroom Apartments (502), Followed by Three-Bedroom (304) and One-Bedroom Units (166). There is also notable supply in Larger Units, with 33 Four-Bedroom and 6 Five-Bedroom Apartments.

Average asking Rents in Limassol Are the Highest Nationwide:

One-Bedroom: € 1,651 Two-Bedroom: € 2,574 Three-Bedroom: € 3,812 Four-Bedroom: € 7,224 Five-Bedroom: € 7,750

These Figures Reinforce Limassol's Position as Cyprus' Premium Rental Market.

Larnaca

In Larnaca, The Majority of Available Apartments (92 UNITS) ARE TWO-BEDROOM. Smaller Numbers Are Recorded in Three-Bedroom Units (21) and One-Bedroom Units (15).

Average Asking Rents:

One-Bedroom: € 989-Among The Most Affordable in Cyprus Two-Bedroom: € 1,274 Three-Bedroom: € 1,498

This Grady Increase by Bedroom Count Reflects A Typical Progression Based on Apartment Size.

Paphos

As in Larnaca, Two-Bedroom Apartments (34 Units) Dominate the Availble Rental Stock in Paphos. These are followed by 11 One-Bedroom and 9 Three-Bedroom Apartments.

Average Asking Rents:

One-Bedroom: € 1,245 Two-Bedroom: € 1,441 Three-Bedroom: € 1,983

Paphos Demonstrates Generally Stable Prices, with a logical upward trend according to the number of bedrooms.

Famagusta

In the free Area of Famagusta, Only Three Two-Bedroom Apartments Are Currently Availble for Rent, with an Average Monthly Rent of € 2,150.
